Let’s Declare Our Independence — From Zoning

July 4, 2022 by www.forbes.com

Share to Twitter Share to Linkedin Catch this podcast on the topic of ending zoning at Everything Urban. Today is the day Americans commonly consider our country’s “birthday,” the day which we officially declared independence from the United Kingdom. One could argue the other days would be appropriate, like the final ratification of our written Constitution on June 21, 1788, or even the burning of the ship Gaspee by a group of American tax evaders on June 9, 1722. But July 4 is now hallowed in our civil religion as the day, and it is also a good day for Americans to consider declaring their independence from another oppressive regime, the use of zoning to manage and control the use of land in American cities. The July 4 holiday is unique in that it doesn’t celebrate a battle or a person but a document, the Declaration of Independence , the central focus of which is shaking off the interference of a distant government in daily life. For people on … [Read more...] about Let’s Declare Our Independence — From Zoning

Datuk Seri Ismail Sabri Yaakob (Photo by Zahid Izzani Mohd Said/The Edge) - A + A MIRI (Aug 7): The federal government has approved the construction of Phase 2 of the Sarawak-Sabah Link Road (SSLR) project and the Trans Borneo Highway (LTB) project, which will commence early next year, said Prime Minister Datuk Seri Ismail Sabri Yaakob. He said the technical study of the SSLR Phase 2 and LTB projects that connect Miri to Limbang and Lawas, which are expected to take three to five years to complete, is now at the final stage. The prime minister said the projects will not only enable residents in northern Sarawak to go to Sabah via two road network options, but also provide benefit to those living around Mulu, Long Seridan, Nanga Medamit, Long Lopeng, Ba'kelalan, and Merarap, who still depend on logging roads. "Those travelling from Miri to Limbang and Lawas via Brunei can use the LTB 96-kilometre stretch that will be ugpraded into a two-lane dual carriageway. … [Read more...] about Ismail Sabri: Construction of SSLR Phase 2, LTB to begin next year

We have to stop calling it a “home office.” Here’s a better term

August 7, 2022 by www.fastcompany.com

There’s a room in our home that I’ve called my “home office” since we first moved in. I had no good reason for the name–other than an “office” is what people conventionally call a room where work is supposed to get done. advertisement advertisement But in my mind, an “office” is where good ideas go to die. An office conjures up images of cubicles, mind-numbing water-cooler conversations, personal attacks, half-empty cups of awful coffee, and headache-inducing fluorescent lights. Creativity, in other words, hates offices. So instead of calling my room an office, I started calling it an idea lab. An idea lab is where innovative ideas are born. An idea lab involves experimentation. An idea lab is for daydreaming. I love my idea lab (and I hated my office). advertisement advertisement You might be wondering: What’s in a name? Who cares what a room is called? Names matter–much more than you might assume. This is called priming. … [Read more...] about We have to stop calling it a “home office.” Here’s a better term

July 29, 2022 by www.forbes.com

Share to Twitter Share to Linkedin This is the first installment in a two part series which analyzes biological sex differences in immune responses to SARS-CoV-2 infection. This article focuses primarily on Covid-19 related viral entry as well as innate and adaptive immune responses Covid-19 and their correlation to epidemiological evidence. Part two will highlight the role of sex hormones in SARS-CoV-2 immune responses, examine sex differences in response to several vaccines, and consider their possible therapeutic implications. Men and women experience Covid-19 differently. Epidemiological studies show that, while males and females have similar infection rates, males are more likely to experience severe Covid-19 and die from SAR-CoV-2 infection. Women tend to have better prognoses; pregnant females are the exception, as they have an increased risk of severe illness, hospitalization, intensive care unit (ICU) admission, mortality and preterm delivery. Is Home Ownership Still A Good Idea?

August 4, 2022 by www.forbes.com

Share to Twitter Share to Linkedin Almost everyone who grew up in the United States after the end of World War II understood that an indicator of economic success if not the indicator was owning “your own home.” Homeownership attained mythic status representing not just climbing a rung up an economic ladder but a social and psychological one; owning a home meant being a full member of society. But is it really a good idea? While there are real, measurable economic gains that can be attributed to owning a home – or rather borrowing for one – has it had deleterious effects? Is it time to ask this question more seriously along with the essential one: “Is there an alternative and do we even need one?” A film by The Economist a couple years ago sets the stage for this conversation. The film’s title, “How an obsession with home ownership can ruin the economy,” might overstate the case just a bit, but it lays out in 12 minutes some of the most compelling challenges … [Read more...] about Is Home Ownership Still A Good Idea?

How Google Unified Its Products With A Humble Index Card

May 16, 2013 by www.fastcompany.com

If you hadn’t noticed, every Google service has been trending toward a certain understated elegance. The company’s infamous era of championing 41 shades of blue is long over, as the company has learned to embrace clean lines, airy typography, and liberal white space across their platforms. But amidst implementing these long-established good design practices, Google rediscovered an old idea: index cards. advertisement advertisement Just like index and business cards of yore (or at least the late ’90s), Google’s cards are plain, white rectangles peppered with nothing more than a little bit of type and maybe a photo. Are cards the epitome of flat modernism, or are they subconscious skeuomorphism? Even Google’s designers debated this point when I posed the question. Either way, these piles of pixels are revolutionizing the way Google simplifies increasingly deep information. Google’s cards represent the biggest of data in the smallest of packages. We … [Read more...] about How Google Unified Its Products With A Humble Index Card

Baguio court halts unauthorized access to utility’s bank account

August 8, 2022 by newsinfo.inquirer.net

ALL-WEATHER | It’s work as usual for a team from Benguet Electric Cooperative (Beneco) despite rains in Baguio City in late July. Beneco is locked in a leadership dispute with the National Electrification Administration that has escalated into the freezing of the utility’s bank accounts, drawing condemnation from local officials as the cooperative has been defaulting on payments to its power supplier. (Photo by VINCENT CABREZA / Inquirer Northern Luzon) BAGUIO CITY, Benguet, Philippines — One of the banks dragged into a leadership tussle between the power utility here and its regulator has been restrained by a local court from releasing to unauthorized persons the funds deposited on the electric cooperative’s account, allowing only current managers to access the money. The restraining order against Bank of the Philippine Islands (BPI) issued by Baguio Regional Trial Court (RTC) Branch 7 Judge Cecilia Corazon Dulay-Archog on July 25 will lapse on Aug. 14, but Archog is currently … [Read more...] about Baguio court halts unauthorized access to utility’s bank account

Solar PH set to build world’s largest solar baseload project

August 8, 2022 by business.inquirer.net

The Solar Philippines group of Leandro Leviste is building the world’s first large-scale solar-battery baseload project after securing a bidding advantage to supply distribution giant Manila Electric Co. (Meralco) with up to 200 megawatts of 24/7 capacity. The company’s Solar Philippines Batangas Baseload Corp. (SPBBC) has secured an original proponent status to supply Meralco with up to 200 MW of baseload capacity, or the amount of dependable electric power needed to be fed to the grid at any given time. This will come from the 1,800 MW of solar and 1,800 MW hours of battery storage under development in an area spanning Nasugbu, Tuy and Balayan in Batangas. Since solar energy is intermittent, a firm has to build a massive infrastructure to cover baseload requirements. Unlike other projects that would operate for 12 hours daily, the company’s upcoming solar-battery project would run on a 24-hour a day basis. This could replace the capacity of a 200-MW coal power plant, the … [Read more...] about Solar PH set to build world’s largest solar baseload project

Nigerian man recovers from monkeypox, handed to Cambodian authorities

August 7, 2022 by thethaiger.com

The saga involving the Nigerian man who fled from Phuket to Cambodia after being diagnosed with monkeypox continues. The man, 27 year old Osmond Chihazirim Nzere, has now recovered from the virus and was discharged from the hospital yesterday (August 6), according to Cambodia’s Health Ministry. But Nzere hasn’t escaped the consequences of fleeing to Cambodia. A Health Ministry spokesperson, Or Vandine, said Nzere has now been handed to authorities. Vandine said… “This person has been handed over to the authorities, who may continue with any legal procedures deemed necessary.” Time will tell what Cambodian authorities decide to do about Nzere’s case. Nzere was confirmed with monkeypox after admitting symptoms to a hospital in Phuket. He had been sick and starting to display classic monkeypox symptoms for about a week before arriving at an unnamed private hospital on the island. His symptoms included a fever, cough, sore throat, runny nose, and skin lesions often associated … [Read more...] about Nigerian man recovers from monkeypox, handed to Cambodian authorities
