Reverse mortgages can provide much-needed cash for seniors whose net worth is mostly tied up in the value of their home. A reverse mortgage is a loan for homeowners who are age 62 or older and have considerable home equity . It allows these seniors to borrow money against the value of their home and receive funds as a lump sum , a fixed monthly payment, or a line of credit . The entire loan balance becomes due and payable when the borrower dies, moves away permanently, or sells the home. However, there have been some issues associated with reverse mortgages. Aside from the potential for scams targeting the elderly, reverse mortgages have some legitimate risks . Despite recent reforms, there are still situations when a widow or widower could lose the home upon their spouse’s death. There also have been instances in which reverse mortgages have been advertised using false claims. For example, a California-based reverse mortgage broker falsely told potential … [Read more...] about What’s Prohibited in Reverse Mortgage Advertising?

This rare Mercedes-Benz is the most expensive car to ever be sold
(Image credit: RM Sotheby's) A rare Mercedes-Benz race car was auctioned for a massive $143 million earlier in May. It has become the most expensive car to ever be sold. The car, a Mercedes-Benz 300 SLR Uhlenhaut Coupé, is just one of the two created in 1955, its auctioneer RM Sotheby's said. "The remarkable 300 SLR was based on the hugely successful W 196 R Grand Prix car which won two World Championships in the hands of Juan Manuel Fangio," Sotheby's added, describing the car as one of the "great jewels of motoring history". The car's auction took place in Stuttgart in Germany on May 5. The winning bid was made by a private collector. “The private buyer has agreed that the 300 SLR Uhlenhaut Coupé will remain accessible for public display on special occasions, while the second original 300 SLR Coupé remains in company ownership and will continue to be displayed at the Mercedes-Benz Museum in Stuttgart," said Marcus Breitschwerdt, head of Mercedes-Benz Heritage. … [Read more...] about This rare Mercedes-Benz is the most expensive car to ever be sold

Affin Hwang downgrades Sime Darby Plantation, lowers target price to RM4.20
'We expect global edible oil stock levels to take time to recover due to expectations of a prolonged Ukraine-Russia war as well as disruption from adverse weather conditions,' said the analyst. (Photo by Reuters) - A + A KUALA LUMPUR (May 23): Affin Hwang Investment Bank on Monday (May 23) downgraded Sime Darby Plantation Bhd to "sell" (from "hold") as it cut its target price (TP) to RM4.20 (from RM4.95). Affin Hwang analyst Nadia Aquidah said in a note that she lowered her TP for Sime Darby Plantation after earnings forecast revisions and rolling forward her valuation horizon and applying a higher discount rate given that crude palm oil (CPO) prices had likely peaked and the potential risk of a reverse in foreign shareholdings. Meanwhile, she said Sime Darby Plantation’s core net profit of RM813 million (+62.3% year-on-year) for the first quarter ended March 31, 2022 (1QFY22) came in within her expectations. She made no changes to her FY22 core earnings per … [Read more...] about Affin Hwang downgrades Sime Darby Plantation, lowers target price to RM4.20
Topeka University Recruited A Football Player. What They Got Was A Community Leader.
Share to Twitter Share to Linkedin One night around 2007, Michael Odupitan and his friend, Terry Fulton, were sitting out on the stoop, enjoying the evening in Lake Worth, Fla. Lake Worth is a neighborhood technically within West Palm Beach, but a whole universe away from the mansions and glittering promenades. In fact, at the high school Odupitan and Fulton attended, two competing gangs had recently emerged. Rap music was helping to create a narrow, violent vision of what young people’s lives could be, Odupitan says. The friends had managed to stay somewhat removed, as athletes. But they still weren’t safe. There had already been shootings. As they bantered back and forth, they saw a car rolling down their street. Then, ominously, the headlights went off. They dove into the bushes. They crawled out a little while later, and that night they said, as they’d said before: “We have to get out of this community.” At that moment, not many people … [Read more...] about Topeka University Recruited A Football Player. Shanghai reopens some public transport, still on high Covid alert
- A + A SHANGHAI/BEIJING (May 22): Shanghai reopened a small part of the world's longest subway system on Sunday, after some lines had been closed for almost two months, as the city paves the way for a more complete lifting of its painful Covid-19 lockdown next week. With most residents not allowed to leave their homes and restrictions tightening in parts of China's most populous city, commuters early on Sunday needed strong reasons to travel. Shanghai's lockdown and curbs in other cities have battered consumption, industrial output and other sectors of the Chinese economy in recent months, prompting pledges of support from policymakers. Many who ventured out in the commercial hub wore blue protective gowns and face shields. Inside the carriages, passengers were seen keeping some empty seats between themselves. Crowds were small. Xu Jihua, a migrant construction worker, arrived at a subway stop before it opened at 7 a.m., hoping to get to a rail station, then … [Read more...] about Shanghai reopens some public transport, still on high Covid alert

Bot Or Not: How HipChat Uses Automation For Team Productivity
The HipChat team gets a lot of value out of bots because we know when to use them and when apps are a better choice. To be fair, not every team spends their days obsessing over the ins and outs for group messaging platforms like we do, so sometimes it isn’t always clear what to automate–or even what the options are. advertisement advertisement But you don’t have to be an engineer to squeeze the most productivity out of your team on whichever collaborative platform your company uses.
