The master developer behind the planned Gramercy District smart city in Ashburn can advance the project now that a big bill owed to the previous developer has been paid in full. As we reported in late April, Comstock Loudoun Station, an affiliate of Reston-based Comstock Cos., was due $6.52 million from the Gramercy District landowner — the result of mediation tied to a long-running dispute over costs tied to entitlement and preparing the land for development. That bill, it turns out, was paid by the first week in May, a Comstock spokeswoman confirmed. “Gramercy now controls the 17 acres closest (the crown jewel) to the Ashburn Metro Station under construction utilizing a 99–year ground lease with AU Loudoun Station,” Minh Le, Gramercy’s developer, said in an email. “We are thrilled that there is a final resolution between ALS and Comstock and that the $6.5 million paid represents less than $3 a foot of total project costs.” If AU Loudoun … [Read more...] about Comstock got paid. The Ashburn entrepreneurs who built a $3 million pet care company from a $10 dog walk say it’s time to lengthen the leash on their business and franchise. Woofie’s LLC, the dog-walking, pet-sitting and mobile-grooming service, has stayed within Loudoun County since it was founded in 2004 by neighbors Leslie Barron and Amy Reed. “We’ve been taking the last couple of years to really streamline all of our processes in our Ashburn office… and making sure that this is the process we would recommend to somebody else,” Reed said. The duo raised $150,000 for the new franchise company, Woofie’s Pet Ventures LLC, in a friends and family round. Barron and Reed also completed a franchise feasibility study last year, which showed it would be a viable option for the business. Dallas-based Topgolf expects to break ground on its National Harbor location in the next couple of weeks and open by mid-2019, a company executive said Monday. Topgolf Chief Operating Officer Craig Kessler said the region’s fourth Topgolf — including Germantown, which also is expected to open in 2019 — will be a large, modern facility much like Topgolf Ashburn, with 102 driving bays and a number of bars and restaurants across roughly 65,000 square feet and three stories. As for the 76-bay Topgolf Alexandria on South Van Dorn Street, the first Topgolf to open in North America, it will be “business as usual,” Kessler said.
